Common Questions

Questions we hear before a walkthrough

Straight answers to what most facility managers and owners ask before booking a concrete floor project.

What is polished concrete and how is it different from a sealed floor?

Polished concrete is ground down in stages with diamond tooling until the surface reaches a smooth, glossy finish, often exposing the aggregate underneath. A sealed floor skips the grinding and instead adds a protective topical or penetrating layer over the existing slab. Polishing is more durable and does not need reapplication as often, while sealing is faster and less expensive.

How long does polished concrete last in a commercial building?

A properly polished and maintained concrete floor typically lasts 10 to 20 years in a commercial setting before it needs another pass. Warehouses with forklift traffic and restaurants with heavy foot traffic may need a re-polish or burnish sooner depending on use.

Does grinding and polishing concrete create a lot of dust?

Not when it is done correctly. We use vacuum assisted grinding equipment that captures dust at the source, which keeps it out of inventory, kitchens, gym equipment and HVAC systems while the crew is working.

How much does it cost to polish a concrete floor in Chicago?

Cost depends on the square footage, the current condition of the slab, the level of gloss you want and whether repairs are needed first. Most commercial polishing projects in the Chicago area run a few dollars per square foot. We provide a written quote after a walkthrough so there are no surprises.

Can you work around our business hours or a store opening date?

Yes. We regularly schedule around general contractors, other trades and live business operations, including nights and weekends, so the floor is not the reason a project or opening date slips.

What areas around Chicago do you serve?

We work throughout Chicago and the surrounding suburbs, including Naperville, Schaumburg, Evanston, Oak Park, Aurora, Joliet, Elgin, Orland Park and Skokie. For projects further northwest, we work alongside Northwest Floor at northwestfloor.com.
